Common questions

What is a DSCR loan?+

A Debt-Service Coverage Ratio loan qualifies the borrower based on the property's rental income vs. its monthly debt payment (principal, interest, taxes, insurance, HOA). If the rent covers the payment, the deal pencils — your W2 income doesn't matter.

How is DSCR calculated?+

DSCR = Gross Monthly Rent ÷ PITIA. A 1.0 DSCR means rent equals the payment. 1.25 means rent is 25% above the payment. We can lend down to 0.75 and offer no-ratio programs on stronger files.

Do you use actual rent or market rent?+

Both. If it's leased, we'll use the lower of in-place rent or market rent. If it's vacant, we use the appraiser's market-rent schedule (Form 1007 / 1025) so the deal can still close.

Can I close in an LLC?+

Yes — and we recommend it. DSCR loans are business-purpose, so we close in the entity that owns the asset.

Will this hit my personal credit?+

We pull a soft credit check up front for pricing. Hard pull only happens at full submission, and the loan itself reports to business credit, not consumer credit.
